Service Agreements

MAINTENANCE FOR YOUR AIR CONDITIONING OR HEATING SYSTEM:

WHY SHOULD YOU DO IT?

During its lifetime, it's only logical to assume your comfort system is going to need an occasional "tune up" along the way. You wouldn't think of driving your car 100,000 miles without oil changes and some kind of maintenance. The same holds true for your home/business comfort system. Regular preventive maintenance is the best way to ensure trouble-free operation and peak performance. It also keeps your system running at its optimal efficiency levels, which keeps energy usage - and your energy bills - in check.

There's something else that preventive system maintenance gives you, and that's peace of mind. Pre-season maintenance can help you avoid a system failure on the hottest or coldest day of the year. It can also help you avoid a frantic search for an air conditioning or heating dealer that can repair or replace your broken system. Many servicing dealers, including ICS Inc. provide priority service for their customers who have an annual maintenance or service agreement. Your existing relationship with us is worth its weight in gold when it's a 95-degree July.

What will we do?

  • Inspect unit for proper level and adjust if necessary.
  • Clean dirt, leaves and debris from inside cabinet.
  • Inspect base pan for restricted drain openings - remove obstructions as necessary.
  • Inspect coil and cabinet - clean as needed.
  • Inspect fan motor and fan blades for wear and damage - on older models lubricate as needed.
  • Inspect control box, associated controls/accessories, wiring and connections. Controls may include contactors, relays, circuit boards, capacitors, sump heat and other accessories. All control box and electrical parts should be checked for wear or damage.
  • Inspect compressor and associated tubing for damage working.
  • On older models lubricate motor and inspect and replace fan belt if needed.
  • Check combustion blower housing for lint and debris and clean as necessary.
  • Inspect evaporator coil, drain pan and condensate drain lines, clean as needed.
  • Inspect for gas leaks in gas furnaces.
  • Inspect burner assembly - clean and adjust as needed.
  • Inspect ignition system and safety controls - clean and adjust as needed.
  • Inspect heat exchanger or heating elements.
  • Inspect flue system - Check for proper attachment to the furnace, any dislocated sections, and for signs of corrosion. Replace if necessary.
  • Clean or replace air filters.
  • Inspect conditioned air flow system (ductwork) - check for leaks.
  • Monitor system starting characteristics and capabilities.
  • Monitor air conditioning and heat pump systems for correct refrigerant charge.
  • Measure high and low side system pressures.
  • Monitor gas furnace for correct line and manifold gas pressure - make adjustments as needed.
  • Monitor system for correct line and load volts/amps.
  • Monitor system operation per manufacturer's specifications.
  • Provide system operation report and recommend repairs or replacement as necessary.
  • Change water panel or electrode canister on humidification unit.

OUR SERVICE PROGRAM INCLUDES:

Seasonal Preparation - Inspection and test of equipment before the start of the heating and/or cooling season to ensure proper procedure.

Season Maintenance - Inspection and services described in our "service agreement" information sheet performed during the heating and/or cooling season.

ICS WILL:

1) Repair or replace parts and components in the event the equipment listed in the equipment schedule should fail during the term of this agreement. All labor costs are included in this service agreement and all service will be performed without additional charge for labor (Service Plus only). All part costs are billed separately with the exception of: air filters, refrigerant gas (freon), belts, and various lubricants and sealants.

2) Repair or replace, at our sole option in order to rectify failure all moving and maintainable parts that were included as part of the original manufacturer as listed on the equipment schedule {MOVING AND MAINTAINABLE PARTS ARE: motors, bearings, belts, expansion valves, gas valves, capacitors, crankcase heaters, controls, contactors, fan blades, relays, lubrication oils, greases, freon (refrigerant), filters, compressors or their component parts}.

3) Repair or replace, at our sole option in order to rectify failure non-concealed refrigerant piping and condensate piping and pneumatic control piping if applicable.

4) Conduct system modernization by proactively, at our sole option, replacing visibly worn parts before they possibly fail, causing larger repair bills. This achieves budget control and peace of mind by capping your labor and material cost exposure during the contract period.

Emergency Services

Emergency services performed based on equipment malfunctions between scheduled inspections. Services have a 24 hour maximum response time. Emergency service would be available between 8AM to 4PM Monday through Friday at no charge for Service Plus customers. After hours and weekend services will require additional charge of $? (varies) per hour which represent difference between RT and OT rate . All service calls will have a 24hr response if calls come before 4PM.

Service Agreements Programs

Basic Maintenance

Two pre-scheduled maintenance visits for your cooling or heating equipment.

VISITS INCLUDE:

  • Changing air filters
  • Cleaning coils
  • Cleaning drain pans
  • Cleaning drain lines
  • Providing condensate treatment chemicals
  • Checking for proper charge and pressure

Service calls would be given prefrential treatment over non-contractual customers.

Maintenance Plus

Four pre-scheduled maintenance visits for your cooling or heating equipment.

VISITS INCLUDE:

  • Changing air filters
  • Cleaning coils
  • Cleaning drain pans
  • Cleaning drain lines
  • Providing condensate treatment chemicals
  • Checking for proper charge and pressure
  • Checking overall performance of all integral systems and components

Service calls would be given prefrential treatment over non-contractual and basic customers.

Service Plus

All pre-scheduled visits same as maintenance plus.

Highest priority customer

Service calls for emergencies are prioritized and all labor costs incurred are included (except for OT)

WHAT SHOULD YOU DO?

Sign and date the contract then return it to us with a full payment.

If you do not wish to schedule anything with us, then do not worry. The whole point of this agreement is that this is worry free for you. We set you up on a regular preventative maintenance program which is entered into our scheduling computer. You will be contacted by us when its time for a visit.
